However, a property dispute power of attorney in UAE will not allow the attorney to buy, sell, rent or manage the property, sign tenancy contracts, receive rental payments etc on your behalf.

Signing Process for a Property Dispute Power of Attorney

Various options are available for signing and notarization of a property dispute POA. A property dispute POA can either be signed inside or outside of the UAE:

Option 1: Signed in UAE and used in UAE

The notary public of all emirates in UAE provide services for signing and notarization of a property dispute POA. Uniform procedures are followed by the notary public across all emirates, and the signed and notarized POAs are accepted by all departments in UAE.

Online Notarization – Dubai Notary Public

The notary public at the Dubai Courts notarizes property dispute POAs online through the BOTIM mobile application. The process for online notarizing a POA before the Dubai notary public is as follows:

  • Write an email to the Dubai notary public with the final copy of the property dispute POA, and the identification cards of the principal and the agent. Do mention the mobile number of the principal that is used on the BOTIM app.
  • The Dubai notary public will video call the principal and the agent to confirm their identities. After the confirmation, the property dispute POA will be approved by the Dubai notary public.
  • The property dispute POA will be stamped and given out by the notary public office. You can have the the notarized POA collected from the office of the notary public.

Online Notarization – Abu Dhabi

The notary public at the Abu Dhabi Judicial Department also notarizes property dispute POAs online via WebEx Meeting. ADJD digitally notarizes a property dispute POA in the following way:

  • The property dispute POA is uploaded on the ADJD portal. The uploaded POA should be in bilingual (English and Arabic). With the POA, ADJD requires you to upload the identification cards of the principal, attorney, and the legal translator.
  • The ADJD fees for notarization should be paid using the payment link on the website. The fees are paid after the POA is approved by ADJD.
  • After the payment of the government fees, ADJD will confirm the identities of the principal and the agent by holding a video call.
  • Digitally signed and notarized copy of the property dispute POA will be sent to your e-mail. The digital POA is deemed as an original property dispute POA all over UAE.

Option 2: Signed outside UAE and used in UAE

You can opt to sign the property dispute POA in the country of residence. The property dispute POA must be legalised by all the below departments to be validly accepted in the UAE:
