Description
A property dispute power of attorney is used in situations where the owner of the real estate property is outside the UAE and needs to appoint someone to manage the dispute and appoint lawyers for court representation. The details of the property are required to be included in this power of attorney.

A property dispute power of attorney in the UAE typically includes powers to manage the entire dispute, represent the owner before the Dubai Land Department, RERA and other government departments, developers, master developers, utility providers and appoint lawyers to represent the owner before the courts.
Property Dispute POA in Dubai
A special power of attorney in Dubai can be signed by the owner before a Notary Public if the title deed has already been issued.
If the property is mortgaged, the Notary Public will require an NOC to be obtained from the financing bank as well as a true copy of the title deed provided by the bank.
If the title deed is not issued yet or the NOC from the bank is not available, the owner can provide a general power of attorney to manage the property dispute.
POA for Sale of Property in Abu Dhabi and other Emirates
For Abu Dhabi and all other Emirates, the Notary Public may require for the original sale and purchase agreement or the original title deed of the property to be seen for the owner to sign the power of attorney.
If the property is mortgaged, the Notary Public may also require for an NOC to be obtained from the financing bank along with a true copy of the title deed or the sale and purchase agreement issued by the bank.
If the above documents are not available, the owner can sign a general power of attorney instead of a special power of attorney.
